Job Description:
Oversee Real Estate projects from initiation through completion, providing tailored solutions for all phases of building engineering. This includes everythig from conducting land due diligence to the successful realization of approved investments, ensuring alignment with business goals. The role emphasizes delivering projects on time and within budget while effectively managing costs. Responsibilities also involve identifying project scope, conducting risk and cost assessments, and developing project timelines according to the Group Real Estate gate model.
Position Overview:
A. Stakeholder Management
Cultivate strong relationships with key stakeholders, including finance and HR, to gather headcount growth forecasts and produce reports for the Regional Real Estate Manager of Southern Europe, ensuring strategic alignment.
B. Budgeting
Collaborate with local management to develop annual capital expenditure (CAPEX) plans and budgets, monitor "budget vs. spent" throughout the year, and actively manage project finances.
C. Design and Workplace Management
Lead all workplace and facility operations to create an environment that reflects and enhances the company's culture. This involves working with architects, project managers, and contractors to develop plans that meet corporate workplace standards.
D. Land Acquisition and Leasing
Ensure all real estate contracts and documents are compliant, with obligations met and portfolio data maintained in tools like Archibus and SAP. Handle land acquisition and leasing processes, evaluate lease versus purchase options, and negotiate lease contracts while conducting thorough due diligence.
E. Fit-Out Project Delivery
Manage fit-out projects from planning to completion. Responsibilities include defining project scope, managing costs and risks, and reviewing architectural and engineering plans to ensure compliance with budget and construction standards.
F. Construction Management (Including Bid Process)
Oversee the preparation of technical specifications for requests for proposals (RFPs) and the bid process, ensuring tender information is well-organized. Coordinate responses to bidder inquiries, evaluate bids, and work closely with procurement teams to select contractors and monitor their performance.
G. Miscellaneous
Implement branding guidelines within facilities based on the company's framework.
Skills and Experience Requirements:
Candidates should have significant experience in real estate project management at a senior level, demonstrating strong communication and interpersonal skills, flexibility, and the ability to engage with various stakeholders.
Educational Background:
Civil Engineering, Administration, or Architecture
Languages:
Fluent English and German are required; Spanish or Italian is a plus.
Other Details:
- Hybrid working (40-50% remote) may be an option after the initial period.
